Elevon: A Spectacular New Community Minutes From Lake Lavon

August 1, 2022

For centuries, dating back to when the native American Indian tribes such as the Caddo, Cherokee, and Comanche hunted wild game and caught fish throughout the area, the East Fork of the Trinity River has been a haven for some of the most stunning natural abundance in northeast Texas. For centuries, the frequent floods of the river deposited soil and minerals that became some of the richest bottomlands on the planet, and the entire area flourished.

Finally, in 1948, the Army Corps of Engineers was directed to build a massive dam on this river, near the small communities of Wylie and what came to be known as Lavon. By 1953, the dam was completed and the reservoir that resulted ensured that the regular flooding would be abated, fresh water would be available to the large influx of new residents, the gorgeous trees, and wildly diverse vegetation would continue to thrive in the fecund bottomland and the resulting body of water - Lake Lavon - would become a mecca for water sports enthusiasts.

Now, this pristine natural treasure has become the home for one of the most anticipated master-planned communities in the history of Texas. That community has just launched and its name is Elevon.

The Best of All Worlds

This community, located just minutes from Lake Lavon, is set to become the new state-of-the-art against which all other master-planned communities will be judged. Of course, its location is at the top of the list. Elevon is in a small community, just a short drive from other charming towns like Royse City, Frisco, and Rockwall. It is also a short drive to one of the most dynamic cities in the world - Dallas - making it a magnet for those families who want a relaxed lifestyle that is convenient to the dining and entertainment of a big city.

Parents will appreciate the exemplary schools in the Community ISD that serve Elevon. Established in 1947, Community ISD has been serving students and families in southeast Collin County for 71 years. In 2019, the district received an A-Rating from the Texas Education Agency (TEA) and has remained an A-Rated District since then. In 2020, Community High School was named a "Best High School" by US News and World Report, and the District received a Superior Rating for the 5th consecutive year from the state's school financial accountability rating system.

What sets Elevon apart from other residential developments is its spectacular collection of amenities. For starters, there will be two large amenity complexes with resort-style pools, splash pads, cabanas, lounge areas, outdoor event space, and indoor space. Plus, the community boasts community event lawns, a dog park, a hammock park, and several other parks throughout the community.

There is a gently moving creek that runs throughout the community and this sets the stage for immaculately maintained nature trails complete with fitness stations that run throughout Elevon. A basketball court, along with potential plans for pickleball and tennis courts are envisioned for the future. Finally, walkable retail and office areas are planned.

And THEN there’s the amazing, freshwater magnificence of Lake Lavon.

Gas Up the Boat and Grab the Gear

If you decide to build your home in Elevon, that trip to the lake is going to be a lot shorter and completely hassle-free! The beautiful views, boat docks, and parks are minutes away from your front door.

Swimming, water skiing, boating, bird-watching, and, oh yeah, the most amazing fishing in Texas are all a part of the adventure that IS Lake Lavon. The lake spans 21,400 acres. It has 83 miles of shoreline, 6,500 acres of the wildlife management area, and is home to the most popular game fish in Texas: largemouth bass, white bass, blue catfish, and crappie.

If there are any anglers in the family, they’re going to need a LOT of new fishing gear!
